Any building with 16+ units will need a custom quote. For other types of multi-unit properties, our pricing ranges from 6-8% of gross rents collected. I continue to appreciate the cleanliness of the Hayes apartment complex, in my apartment when I moved in as well as the grounds. It amazes me how well this complex continues to be kept up & everything kept in working order. The on-site staff is very helpful as well as the property management team, and all of my needs for repairs have been addressed within 3 days or less. Tenants are respected & all laws relating to tenants are followed well.

Paige was a great trusted partner to help us rent out our property in San Ramon. She was quick to catch an issue with an initial applicant who did not meet APMS's standards for tenants, and they found a great family after that. Paige was also amazing in helping us navigate a tricky situation when we needed to sell our property while the tenants were still there. She handled the conversations with both the tenants and the buyers, and we were able to successfully sell the property in the middle of the pandemic and still allow the renters to stay in the home until the end of their lease. I would highly recommend Paige to anyone who needs a property manager.

Russ, Makayla and Paige (who is our account manager), were very professional, data oriented, considerate and patient in answering all of our queries and addressing most of our concerns. From our property listing to a successful tenant application, it took only 3 days and the entire experience was a breeze - I would be very remiss if I did not reiterate that this was during COVID-19 and that it would not have been possible, had it not been for Paige's excellent detail oriented handling of our account! I contacted Russ when my old tenant was 4 months overdue in rent. Russ and Michelle took over the property management and worked with the tenant to put together a payment plan. When we ran out of all choices, they helped through the eviction process. Needless to say, the property was in terrible shape after eviction. Michelle arranged with contractors to bring the property back to rentable condition and rented out during the middle of the COVID lock down. In a short amount of time, we used many of their services and extremely pleased with the way things worked out. Thank you, Michelle and Russ.

I have been a resident under Advantage Property Managment services for a little over 3 years now as a resident and I can say that the quality of services has been top notch! Advantage offers clear communication to their residents and have easy to use portals for rent payments, service request and lease documentation. The few times I have needed maintenance services, my request were responded to quickly (most time’s less than 24hrs) and the issue was handled correctly the first time. My contact Paige - is always very responsive and kind when I speak to her which makes communication very pleasant. I have dealt with other services in the past and not all interactions have been great, however Advantage has been great and I would highly recommend their services.

Russ (owner) and Paige (my account manager) are very detail-oriented, responsive and personable. During the initial property assessment, Russ went over the leasing process, analytical data for rent estimation and roles and responsibilities of APMS. The information was very helpful for a first time landlord like myself and Russ did a great job answering all my questions/concerns. My wife and I were able to put our anxiety aside and believed we were in good hands with APMS. And we were right about it! In about a month, my condo was rented out, which was surprisingly fast considering Jan/Feb are typically more challenging to rent out a property. I highly recommend APMS!
